Construction Schedule
A schedule and a description of the approach for completing the project is provided below. The schedule includes a description of the approach and plan for executing the work in terms of how the site will be organized, how work will flow through the site, and how material will be managed. The schedule will clearly indicate all activities, durations, sequencing relationships, early and late dates, total and free float, and the critical path.
The complete assembly of the floor extension is planned to take 6 weeks to complete, with five, eight hour working days (Monday to Friday) per week. The project can start any time of the year, but it would be ideal for the work to be done during the spring or summer time, due to there being less delay from harsh weather conditions during that time. Also, at the start of each work day, a safety meeting will be held so that all personnel on site can perform their work safely. The detailed schedule with the duration of each phase is explained below.

Detailed Description of Activity

Clear construction zone + set up protective measures - sectioning off and removing all furniture and objects within construction zone will take 4 hours, and setting up protective flooring and plastic tarps/sheets will also take 4 hours

Mobilization + set up scaffolding - moving in construction equipment will take 4 hours and setting up scaffold will also take 4 hours, set everything up for deconstruction

Disassemble wall, ceiling - deconstruct glass wall of meeting room to create space for second floor construction

Disassemble railing - remove rail of the second floor hallway to create space for second floor construction

Remove drywall - removing the dry wall that surrounds the perimeter of the walls to allow for installation of new beams, floors and walls, make sure area is clean and ready for installation of new floor

Install 3 Douglas Fir beams - hoist and secure beams to existing columns to set up for floor installation

Install floor joists + lay plywood subfloor - securing joists to beams will take 1 day, screwing subfloor on top of the joists will take half a day
-
Construct new walls + install studs - construct the walls with openings for doors, installation of studs to frame partial height walls to allow for installation of new walls

Install new walls - fixed to studs and screwed on to floor, set up area for installation of windows and glass walls

Install exterior windows - cutting openings in exterior walls will take 1 day, installing the vinyl windows will take 1 day

Construct + install glass enclosure wall - glass company checks space to make sure the glass walls will fit in the openings, and then install the glass walls, set up for interior finishes

Install lighting - install lights and electrical systems to first and second floors

Electrical + gas line installation - setting up phone and internet connections will take 1 day, setting up gas line, filter and fireplace on second floor will take 1 and a half days

Insulate + drywall + paint walls - installing fibreglass between wall studs will take 1 day, drywall installation, painting walls and setting up for floor installation will take 1 and a half days

Lay engineered hardwood floor - installing engineered floor over subfloorInstall doors + partition walls - installation of partition walls to allow separation of rooms

Install doors + partition walls - Putting in the door frame and installing the doors and handles. As well as installation of Skywall (partition) onto douglas fir beams.

Demobilization + clean up - clean up entire area, move out all equipment and excess materials, set up furniture and other objects and the new Mount Pleasant will be ready for use
